    Hi I want a 3m by 5m extension or separate building on/behind a low set house 15sqm of internal space with rendered/painted exterior, timber frame & roof trusses, tiled or colourbond roof with sarking & insulation.
    Are you available to quote on the job this month?
    If its a go ahead could u start & complete the job in March 2017 or thereabouts? If not, what would be the earliest you could start, & the timeframe for the build?
    The house is 5 years old & in Woodgrove Estate Beerwah.
    An existing patio roof would need to be removed its attached to the back of house near roof guttering.
    Theres an existing concrete slab, & the extension would go on top of that slab.
    The slab height would need to be raised by about 100mm 150mm to be in level with floor level of house. Or new concrete slab put in.
    If an extension went ahead, Glass panels with metal frame & glass slider approx 3.2m long needs to be removed from back of house, & probably some carpentry framing put in its place as it would be the opening to the new extension.
    With an extension there would be two plain walls, & the longest wall with a window of about 1.5m by 1.5m. Window would be decent thickness/tinted as an autistic kid will be in there (his playroom).
    There would be no internal inclusions needed apart from floor tiles/tiler, gyprocked walls & painted.
    I do have an electrician & tiler in mind, & could arrange those separately if better suited you.
    * if u were building a separate building with 3m by 5m with internal space - based on the other above info, before you come out to look at house, what would be your rough estimate on the job per sqm? As per council rules, it would connect to main house with a half metre to 1m covered walkway.
    By giving a rough estimate on the separate building with walkway, it'll determine whether I pursue a proper quote for an extension or stick with a separate building. Redesigning existing roof to extend out to cover a possible house extension, I'm guessing would add a considerable amount to the cost, as opposed to the separate building idea.
    In doing a proper quote, would u have plans drafted at that stage, so that I can see youve got full understanding of my requirements?
