As a Licensed Real Estate and Business Agent,  my business is required to hold all necessary Public Liability and Professional Indemnity Insurances.  The Real Estate License is issued through the Department of Commerce (No TC 66086) and I am required to complete ongoing Career Development throughout the year.

I understand how important it is for an owner to form a stable relationship with a Property Manager.  As the Owner, Licensee and sole operator of this business, I understand the buck stops with me and I am fully accountable for the business

What are the typical things that you need to know before you can provide a quote to a customer?

My fee schedules give full details of all services I offer however, I would need to know whether the property is currently managed by another Real Estate Agent, the property location and whether there is a tenant currently living in the property.

How can a customer save money before you start the work? Please give 3 tips

Accepted Answer

Ensure the house and gardens are clean and well maintained before passing the property to an Agent for management. Ensure all RCDs and Smoke Alarms at the property comply with current legislation Speak to your Property Manager about Landlord Protection Insurance.

How do you normally charge for your service?

Accepted Answer

I have two fee structures one, the Platinum fee structure, is fully inclusive so my clients know how much they will be paying in Management Fees each month and the other, the Gold fee structure, is a more traditional structure whereby you choose the services you will need and pay for those you use on a monthly basis.

Is there a particular aspect of your trade or industry that you specialise in?

I have decided to concentrate my business on Property Management. in the past i think Property Management has taken second place in the Real Estate office behind the Sales Department but now that is all changing, and rightly so.   This is a highly legislated industry and Property Managers are required to be highly skilled professionals with great people skills and a nose for problem solving.

What experience, skills, qualifications or training do you have to make you the right person for the job?

Initially in 2002, I completed my Property Managers Registration ans was a Property Manager before becoming registered as a Sales Representative in 2008 and working in Sales.  I became a Licensed Real Estate Agent in 2010 and I am therefore qualified to act in all areas of Real Estate Sales and Property Management.  I have chosen to specialise in Property Management as I have investment properties myself and very strong opinions of how properties should be managed.
