I decided to get into property management as I have a strong interest in real estate and I enjoy working with people. I could combine my passion for real estate and with excellent organisational and communication skills this goes to helping property owners and tenants have a positive and stress-free experience. I really enjoy the diversity of tasks involved, from handling maintenance requests to marketing properties, and I value the opportunity to develop relationships with both property owners and tenants. Ultimately, I found that property management aligned with my skills and interests, making it a fulfilling career to date.

One that comes to mind was being able to work with my associates in our QLD office and being able to secure the most wonderful tenants for his home here in Victoria but to also find my client and his family a suitable property in QLD. Team work at its best.

As a property manager, I particularly enjoy the problem-solving aspect of my job. I find satisfaction in addressing various challenges that arise in property management, such as resolving maintenance issues, mediating disputes between tenants, and ensuring that properties are well-maintained. I appreciates the opportunity to make a positive impact on the living experiences of my tenants and the overall value of the properties that I manage. I also value the diversity of the daily tasks, from conducting property inspections to marketing vacant properties, which keeps my job interesting and dynamic. I finds fulfillment in the relationships I builds with both property owners and tenants, and being able to helps them navigate the intricacies of the rental market. Overall, I like that my role in property management as it allows me to be a problem solver and contribute to the well-being of the properties and people that I serve.

Why do Leasing Fees cost what they do?  A real estate leasing fee pays for all the work associated with getting a new tenant for your property. It is generally a flat fee based on your asking rent. At Equity the leasing fee is 1 weeks rent plus GST. • Arrange photography and write a listing advertisement • Arrange advertising and marketing including signage • Respond to queries from prospective tenants • Organise inspections and attend the property to show prospective tenants around • Receive and assess applications, including credit and reference checks • Negotiate the terms of the lease and arrange for the contract to be signed by owner and tenant • Conduct the initial inspection once a tenant has signed, including thoroughly documenting the property’s condition with detailed photographs   Ongoing Property Management Fee, Admin Fee Once you have a tenant secured, your property manager will handle the ongoing management. For this, they charge a property management fee. The fee is usually a percentage of the rent collected.  What is your policy on rental arrears?  Overdue – rent is considered to be arrears if payment is overdue by 14 days  Resolution - The first stage if your tenant is a few days late on rent, open and effective communication is key in resolving problems and preventing them from recurring. Using email for communication with your tenant is a good practice, as it provides a written record of your interactions. This can be useful for documenting any agreements, issues, or reminders that may come up during your landlord-tenant relationship. In the event that we need to go to the Victorian Civil and Administrative Tribunal (VCAT) or any other legal proceedings, having an email trail can help support your case by providing evidence of your attempts to resolve issues and communicate with the tenant.  Notification - Where there is no resolution, the agency/landlord can issue the tenant with a notice to vacate giving 14 days' notice to vacate the property. Notice must be given by hand, registered post or electronic communication (only where the tenant has given content to receive notices this way).  o The first 4 times a notice is given o The first 4 times in a 12-month period a renter is given a notice to vacate, if they pay all the unpaid rent on or before the termination date in the notice, the notice is of no effect.  Apply - If the tenant has not vacated by the due date, agency/ landlords can apply for an Order of Possession (eviction) at VCAT . When approved landlords may use a Warrant for Possession to receive assistance from VIC Police in removing the tenant.
