I provide documents for Development Application, Construction Certificate Application and suitable for a qualified builder to construct from.  It should be noted that many applications request a variation to the planning policy and therefore the outcome cannot be assured.

How did you decide to get into your line of work?

Accepted Answer

The idea that you could put an idea on paper and it could become a real thing in the world intrigued me all the way back in high school.  I couldn't stop after that.

Customer satisfaction is, of course, very high on the list but I think I have a secret passion for making something real out of an idea... When you see something you can only represent on paper become a real thing in the world... This is a joy that the clients know as well.

What questions should a customer ask to hire the right service professional?

Accepted Answer

Clients should always select the service provider that they feel can best advise on the pitfalls of the process while endeavoring to beet their brief. Ask yourself... 1. Is this person have a process to meet my requirements. 2. Does this person know the obstacles ahead. 3. Can this person obtain the expertise to supplement their own services.

What questions do customers commonly ask and how would you answer them?

'How much will it cost' is by far the most common question and the hardest to answer.  Client's, of course, want certainty in a flexible world and its difficult to tell how much a car will cost when all you can say is that it has to be red sedan.... I recommend using construction cost calculation services  for an indication of probable cost and getting a builder to give their opinion at the earliest opportunity.

Why should a customer hire you over another service provider?

The customer should, of course set their own priorities on a design service and should be satisfied that the designer is sympathetic to their design and construction outcomes.  My highest priority is obtaining the outcomes you require.

What are the typical things that you need to know before you can provide a quote to a customer?

Accepted Answer

I will need to know: 1. The property address, either by street address or lot and DP number. 2. The identity of all the property owners and the client. 3. The nature of the project in loose terms... size in square meters, rise in storeys and the intended purpose of the design. 4. Any existing site and surrounding features, such as existing buildings , easements, views, heritage items, etc.

How can a customer save money before you start the work? Please give 3 tips

1. Request a '149' certificate for your property from your local council.  It will note any restrictions to your site. 2. Have the Identification survey of your land from the sale.  It is vital to correctly identify the property. 3. Discuss the proposal with your partner/spouse.... Fully!...  Honestly , its the best way.

How do you normally charge for your service?

I prefer to quote on all my services.  I believe hourly rates don't encourage economic work and are therefore not in the interest of the project or the client.  A suitably qualified quote will outline the scope of service and give the client a fair expectation of the services they will receive

My documentation and development legislation experience includes Luxury Housing, Medium Density Housing, Tourist development, Schools, Commercial buildings, Industrial buildings and Medical facilities.

A designer and documentor or on the South Coast for over 20 years, working for a variety of reputable companies in the area and in Sydney on a wide variety of projects including: Medium Density Housing,  Renovations, Luxury Housing, Commercial, Education and Medical Development. I have conducted my own design and documentation service over the last 10 years for a select number of private clients, utilising my extensive local experience and knowledge of the planning regulations.
