  Couldn’t recommend Alwin more highly. Due to Alwins attention to detail we were able to purchase a property that had high buyer interest. During the busy open home all attention was on a raised floorboard next to a wall. It looked like water damage. Initially engaged another building inspector who essentially reported highly likely it was water damage. Advised had to pull down wall to investigate. Owner was adamant never seen water in the house. Engaged Alwin for a second opinion. Alwin thoroughly compared the damaged floor board to outside window locations, joins and under the house below the floorboard and surprisingly concluded that if it was water damage there were no other tell tale signs associated with a water leak either under the floorboards or on either side of the wall. This gave us the confidence to put in a reasonable offer that was accepted. A chisel inspection after we owned the property revealed a bolt holding down a tie down rod had over time pushed into the flooring as the house settled. A $100 dollar job to fix. We have now had a few storms and no water leaks. Pretty sure without Alwins advice we would still be looking for a house to buy.
