Are you an insured business and do you guarantee your work?

As a registered builder in the state of WA we are required to provide 6 years warranty over defective work from the date of practical completion. In addition every home we build is covered by a home indemnity insurance policy to protect the owner.

How did you decide to get into your line of work?

I am a carpenter/joiner by trade and it seemed like a natural progression to become a registered builder. I left the goldfields (Kalgoorlie) a few years after obtaining my trade qualifications to experience the 'city' and loved the scope of work and environment and have never looked back!

We designed a wonderful new home for a lovely retired couple that incorporated a workshop for his woodwork and a sewing room for her craft and when we handed over after they had expressed how happy they were with the home told us that this would be the first home they have ever had with an ensuite!

I believe a customer should feel that they can ask anything of their preferred builder but also be prepared for an honest answer. I do not believe much is achieved if clients are only ever told 'what they want to hear' - that is why they come to the professional in the first place.

How long will it take to start my new home? It depends if the home requires planning approval as well as building approval from the local authority but generally once you (the client) has made all the selections and your finance is in place we can be at site in as little as 60 days.

The owner/builder has been in the industry for nearly 40 years, managed major building companies prior to starting this company in 1998, the depth of knowledge is strong and time in business speaks for itself. We don't have sales consultants so you are speaking with the builder or designer direct.

We need: Specific information about the land (usually a title plan which shows dimensions and angles) A reasonable design brief (general layout, type of rooms, size and indicative specifications etc) A realistic budget and what you expect for that budget.

Be careful not to be drawn into spending on so called 'brand name' products before exploring what is available on that field. Think carefully about how you live or want to live to ensure the design developed suits your lifestyle. Be wary of the 'experts' in your circle of friends.

How do you normally charge for your service?

Accepted Answer

Typically once a client is happy with the design, specifications and price we enter a preliminary agreement which is charged at 3.75% of the proposed construction cost which enables us to proceed with working drawings, engineering ad approvals. When approvals are in place (including owners finance ) we finalize building contracts and charge the balance of the deposit (6.5%, less the preliminary deposit) after which all payments are made based on the schedule of progress and only after each stage has been completed.

Comfortable with single homes on typical lots but also specialise in difficult shaped or challenging lots (e.g. rear strata or narrow lots). Happy to build up to 3 levels and multiple units.

We can build to conventional Perth methods (i.e. double brick and concrete) as well as full steel framed construction for a more cost and time effective build.
