  Horrible experience, with so much anxiety and stuff-ups! We used Tony and co from Anthos for conveyancing services for a PPOR property we bought in NSW. Thanks to these mob we were hit with a 10,000$ land tax bill that we only came to know 3 days before the settlement in Jan 2024. TL;DR Tony missed the land tax clauses which should have been asked to be removed by the vendor. They also missed an email with Land Tax certificate from vendor and we knew zilch about the vendor might have triggered land tax due to their multiple properties till we were hit with the tax unfortunately! Full version: Tony/Anthosh totally missed clauses about Land Tax adjustment that were ticked by vendors which meant that we had to cough up an additional 10k few days before the settlement and dip to all our emergency funds. Upon questioning on this as to why we weren’t even given a hint about this clause and additional modifications of clauses on Land Tax in the Standard Contract that were there to protect buyers . Tony told me that I should have rather read the contract and come back with questions during the cooling off! What a shame that a professional solicitor/conveyancer who charges fees for the job and expects a layman to understand legalese and asks questions out of a legal contract. If I could do that all myself why would I pay this lot? I have checked with 2 other conveyancing firms in NSW since our settlement both of whom said that they would get those clauses removed at the very first instance, and those are put in place just to benefit vendors and is a shady practice but is very easy to catch and get removed. Also in NSW it’s required for vendors to provide their Land Tax Assessment letter which weren’t aware of either till we knew about the stuff-up, upon pushing about this Tony said he had requested vendor’s solicitors about it, however the latter forwarded an email they had sent early Dec 2023. Had we known about this we would have done whatever is needed to settle earlier to avoid the land tax. Needless to say it was one of the worst experiences ever we have had in our lives albeit buying our first property as our home. Don’t fall for the initial low fee and pay through the nose like we did.
