We provide low cost property conveyancing services throughout Victoria. We charge a fixed fee of $600 for the whole conveyancing process. The $600 includes disbursements and there is no other hidden cost. The fee is payable at settlement, which means you do not pay anything prior to the job is complete. We hold professional indemnity insurance to protect you in the event anything goes wrong with your property transaction due to our fault. Our service is reliable, prompt and efficient. IF YOU ARE BUYING: • Providing advice pre- or post-Contract signing • Monitoring deposit payment. • Reviewing Section 27 early release of deposit documents • Completing all searches with relevant government departments and authorities. • Providing guidance relating to risk management steps, including inspecting your property. • Preparing any nomination documentation • Advising about availability of First Home Buyers Grant • Arranging for any Stamp Duty Concessions or Discounts • Preparing Transfer of Land documents • Providing guidance with arranging finance, and signing of loan contracts and mortgage documents. • Preparing relevant adjustment of rates. • Coordinating settlement with banks and other third parties • Attending settlement on your behalf • Advising the agent once settled. • Stamping and lodging transfer documents • Notifying relevant authorities of change of ownership. IF YOU ARE SELLING: • Providing you with legal advice throughout the transaction • Preparing the contract and Section 32 Vendor’s Statement for your property • Reviewing all legal documentation and calculating adjustments (i.e. rates, water and body corporate levies etc.) • Arranging for early release of deposit (Section 27 statement) if appropriate • Coordinating banks, solicitors and agents in preparation for settlement • Ensuring the release of any mortgage with your lender, and removal of any caveats placed on the property • Attending settlement on your behalf • Forwarding proceeds by way of bank cheque or direct deposit to your nominated account • Advise rating authorities that you are no longer the owner of the property
