Charles at Lead Construction Services is the person you want inspecting your home throughout your build to ensure you are getting what you are paying for. He inspected our home at various stages during the build, and critically, just prior to handover. We were extremely lucky we had Charles inspect our property because he picked up on a number of issues that we would not have noticed. They were issues our building supervisor would have been happy for us not to be made aware of. Some issues Charles found were: - Missing bricks at the bottom of the wall (not easily visible due to being particular obscured by sand) - Cracked eaves - Scratches on windows - Chips in concrete - Chips on tiling edges Charles is a perfectionist and has a keen eye for detail. At the very least, you need to have Charles inspect your build once prior to handover as it could well end up saving you thousands in post-build rectification costs, as was the case with our build. What experience, skills, qualifications or training do you have to make you the right person for the job?
I have work as a quality assurance manager, a project manager, supervised works and I am a registered builder in the building industry.
Is there a particular aspect of your trade or industry that you specialise in?
I specialise in high quality builds. If it isn't good enough for my house then it isn't good enough. When I complete inspections I take the same approach.
How do you normally charge for your service?
I have a flat rate for inspections. Some inspections take longer and some are quicker but it isn't possible to tell until you are doing an inspection. The fairest way for clients is a flat rate upfront.
What makes your pricing competitive?
I believe in a good job at a fair price. I am a long way from the most expensive and you can probably find someone cheaper if you try but what I offer is a good job.
Are you an insured business and do you guarantee your work?
I carry $10,000,000 in public liability and $10,000,000 in product liability. My biggest focus is ensuring I complete my work to receive referrals and repeat business.
What questions do customers commonly ask and how would you answer them?
Almost everyone asks are you qualified and what is your experience. I have been involved in over $135million of construction works across multiple fields and multiple construction types. I also completed my building licenses though one of the harder streams called 'set 4'
How did you decide to get into your line of work?
When I sold a home the buyer had a building inspection done. The inspection stated that the roll on insulation in the roof space should be rolled out to increase the r value of the roof. that 'roll of insulation' was some underlay for laminate flooring for a building job I had just completed.
